Multifamily builders identified a need for knowledge and case studies on how to meet green standards in multifamily buildings, so EnerQuality conducted the research to meet this demand. Using data and hands-on experience from two case studies of airtightness testing on multifamily buildings, EnerQuality developed a how-to manual to centralize this information. The Guarded Floor Airtightness Testing Manual is the roadmap to success for Part 3 building airtightness testing, a component of Energy Star® for Multifamily certification and several municipal green building standards.
Funded by TAF (The Atmospheric Fund) and with the input of leading multifamily builders, this research helped determine knowledge gaps, explore the process of incorporating guarded airtightness testing, perform effective tests on case study buildings, and produce a Testing Manual and Case Study to support the development of this novel airtightness testing methodology.
While whole building airtightness testing is ideal, it’s often not a practical option for high-rise buildings. Guarded floor airtightness testing is an alternative method that looks at select samples of suites in a building. It involves isolating air leakage to the exterior envelope in sections of the building and averaging them. This method is ideal for buildings with phased occupancy schedules and when there are modifications during construction.
